Dilapidation reporting

The condition, before and after.

A dilapidation dispute is won or lost on the photographs taken before anyone touched the place. Dilapidation reporting will turn a walk-round of photos into a structured schedule of condition, and put the before and after side by side, so the state of the neighbouring property or the existing building is beyond argument.

What you get

What it will do

Photo-based condition capture

Walk the property and photograph it, area by area. Each shot is timestamped and located, so when it was taken is never in doubt.

Room-by-room, area-by-area

Organised the way a surveyor thinks: by room, elevation or boundary, so nothing is missed and everything is easy to find.

A structured schedule of condition

The photos become a clean schedule of condition, described and ordered, ready to issue.

Before and after, side by side

Match the closing survey against the opening one and show the two together, so any change is obvious.

A signed dilapidation report

Produce a dated, signed report in your branding, backed by the original evidence on the record.

Kept as evidence

Every image stays on the tamper-evident record with its original capture time, so it holds up if the survey is ever challenged.

How it works

How it will work

01

Photograph the condition

Walk round and capture the property before work starts, straight from the app.

02

It structures the survey

Photos are organised into a schedule of condition by area, with times and locations kept.

03

Repeat at the end

Do the same walk when you finish, and the two surveys line up automatically.

04

Issue the report

A signed before-and-after dilapidation report, ready to send.

Not a substitute for a chartered surveyor. For contested or high-value dilapidations you will still want a professional survey. This is a fast, contemporaneous, photo-backed record for the everyday case, and it is on the roadmap, not live yet.
